The South Bend Area MLS  records show that in May 2010:

The 285 sales add up to $35.58 million in volume. That is about 29% greater than the sales volume for April 2010 and 33% greater than the sales total from a year ago in May 2009.

Sales Prices

The high price sale was 11192 Pierce Road in Wakarusa, a farmhouse on 78 acres which sold for $680,000. For homes without such substantial land value, sales peaked at  $607,000 for 51285 Shannon Brook Court in the Shamrock Hills neighborhood of Granger. The home was listed for sale for $761,250 in August 2009 and previously sold for $725,000 in August of 2006 and $565,000 in February of 2003. Shamrock Hills also had last month’s high priced sale.

Other high price sales included 18230 Gilmore Drive in South Bend’s Bradford Shores, at $580,401 and three sales in Granger’s Woodland Hills:

That is substantial activity for the neighborhood of about 100 homes and more sales than Woodland Hills saw in all of 2009. Woodland Hills currently has nine homes listed for sale, priced from $385,000 to $1.89 million.

There were nine sales under $10,000 and 51 sales under $50,000.

Financing

FHA loans again accounted for the greatest number of sales though conventional financing accounted for more than half of the sales volume for May. Cash sales were a significant market force, and VA loans and other financing continue to play small roles in sales through the MLS.

Notre Dame Area condos

The Notre Dame condo market remains soft on sales, though interest seems to have increased compared to past months.  There were four notable sales:

  1. Always interesting numbers Nick. How many homes/housing units are for sale in this market? I suspect a sales dip is coming over the summer that MAY bring sales under 2009 for a month in the summer. Will 2010 sales cross the 2009 sales line…time will tell.

    Home listings are outpacing sales even when accounting for re-listed homes. Not unusual for more homes to come on the market in the summer but if sales dip it will lead to an even larger home inventory and further downward pressure on prices.

    With respect to the Oak Hill condo sale. In my opinion, that was one of the better units in Oak Hill with decent remodeling. The garage adds about $10K so the unit sold for around $125,000 by itself. If this unit…with a garage (rare in Oak Hill) sold for this low, it does not bode well for the other units. Under $100K is coming for this project by year’s end.

    The one Ivy Quad sale (Ardeen) seems to have already been accounted for on their website a while back as two are not available (model and this sale apparently). At $137.50/s.f. I’m not sure they can make money since a lot of ND related new construction units were pushing the $200/s.f. level before, definitely above $150/s.f as a base price. Perhaps the developer lost money on this unit? Hard to say for sure but the brick and stone work is so very nice and the inside amenities (except tandem garage stall) are nice too and that can’t be cheap to build. I don’t want to jinx it but I just can’t believe this project is economically feasible at these price points, at this stage of development (carrying development costs, land costs, etc. on these few sold units), and carrying nearly half the s.f. unsold. A very good project but is it feasible in this market, I am skeptical unfortunately. Time will tell here too.

    With respect to North Douglas Condos and Keenan Court (both have nice floorplans)…not much to say except they are currently dead projects in my book. Can they be resurrected? My guess is not any time soon. Perhaps they could be made into college student apartments? That may be the only hope.

    I am bearish going forward for the rest of 2010…which should be obvious from my post. Just trying to be realistic though…

  2. Oh…how is the big downtown Mishawaka development going? Have any of the townhomes on the north side of the river sold yet? Will the closure of the adult business help sales (can’t hurt that’s for sure and the closure is good for the area to develop overall)?
